5 things you need to do before putting your home on the market

When getting your property ready for sale you need to think carefully about how its going to present to potential buyers.

If you’re hoping to get the best price possible you will need to take the time to work on your property’s presentation and make it look as flawless as it can be when it hits the market.

Where do you begin?

  1. Take on those odd jobs

Anything broken or out of place will seriously deter buyers. Spend time on all of those odd jobs around the home before you put your property on the market. This might include things such as falling weatherboards, cracks in the walls or bubbling paintwork. Anything that isn’t in pristine condition should be fixed as soon as possible.

 

  1. Freshen up the paintwork

If your property hasn’t been painted in the last 5-10 years then chances are it will be in need of a freshen up to make it look like new again. When considering exterior paint colours use other properties in your neighbourhood for inspiration. You want your property to fit into the streetscape and not look out of place. For interior colours, opt for light and neutral shades, as these are less likely to polarise buyers.

 

  1. Put on your cleaning gloves

Your home needs to literally be sparkling when buyers start visiting. Your average weekly clean isn’t going to cut it; you’re going to need to do a super-clean that involves wiping over every surface in the home and getting floors steam-cleaned.

If you really want to ensure that your property is looking pristine then its best to bring in cleaning professionals to make sure that no spots have been missed.

 

  1. Focus on kitchens and bathrooms

Kitchens and bathrooms help sell homes so this is the place to invest money on any improvements.

If your kitchen is begging for an update, consider small changes like repainting cabinets, switching out old appliances or replacing handles and tap ware.

For bathrooms, consider getting surfaces resprayed in a new colour and make sure that they look clean and inviting. Bring in fresh linen too. To soften any dominant colours use neutral towels or if your bathroom is a neutral colour then use bright towels.

 

  1. Don’t forget kerb appeal

First impressions count when selling and that’s why the front yard is so important. Your garden and façade set the tone for what’s on the inside of your property and there are many buyers that might not even bother inspecting a property if they drive by and the outside isn’t up to scratch.

Try to make your front yard look as neat and low-maintenance as possible. This means cutting back foliage, maintaining the lawn, and also making sure that the fence and letterbox are in tip-top shape.
